What the CC&Rs usually say
Most Utah subdivision documents regulate two separate things: permanent changes to the exterior appearance of a home, and "seasonal decorations" inside a date window.
Permanent lighting is technically an exterior modification, so it normally goes through architectural review once. That is the good news — after a single approval you are done forever, rather than re-entering the decoration window every November and taking everything down by a deadline in January.
The three things boards actually care about
Daytime appearance. This is the whole decision. The channel is powder-coated to match your fascia and sits up under the eave. One daylight photo of an installed home resolves most objections before they are raised.
Light spill onto neighbors. Bulbs face down and out along the eave line, not into anyone's bedroom window, and brightness is adjustable in the app. If a neighbor complains, it is a setting, not a removal.
Color and timing. Some boards limit multi-color displays to holiday windows. Because the schedule is programmable, you can run warm white the rest of the year and comply automatically — which is what most homeowners do anyway.
